Reports to: UK General Manager
Overall purpose of the Position
The Commercial Account Manager position is responsible for the management of clients designated portfolio.
The prime objectives of the position are to ensure that customers, landlords and key stakeholders of the client are provided with the highest level of service at all locations, maintaining strict adherence to corporate objectives in the quality standards for car park presentation, and developing and implementing strategies to maximize the profitability of the contract &/or business.
Primary Duties and Responsibilities
The Commercial Account Manager position is required to:
* Act as an advocate for decisions of the Chief Executive Officers, Chief Operating Officer and other senior managers and where required facilitate implementation.
* Proactively contribute to the development and implementation of companywide policies, procedures and strategies aimed at optimizing the performance of the business (both local and the company as a whole). This includes skills in negotiating, persuading and influencing to sell a new initiative to the client or a decision or agreement.
* Abide by and ensure adherence by all personnel to established policies, rules, procedures and regulations of the company and the Client.
* Take responsibility for all administrative requirements, including the functions performed by on-site staff.
* Plan, coordinate and schedule the work of all employees.
* Maintain close liaison with the client, assuring the complete cooperation of employees with the Client on matters of revenue accountability, security and daily operational requirements.
Account Management
* Implement authorized brand strategies that ensure consistency for all signage in line with company guidelines
* Participate in regular client meetings regarding performance as the operator/manger of the respective car parks. These meetings require the Commercial Account Manager to be open to receiving feedback, including sharing that feedback with relevant management team member, as well as being an opportunity to both add value to its clients and be seen to do so.
* Make formal presentations and written briefing documents to the client
* Undertake consultation with all key stakeholders, including liaison with landlords and owners or their representatives, key account holders and representatives of the client etc.
Operations
Provide effective leadership to the operations function by:
* Contributing to the development, promotion and implementation of company-wide strategic and operational plans and the preparation of annual budgets for the client's car parking operations (both operational and capital budgets).
* Contributing to the identification and successful conversion of new business opportunities within and outside of the current contract, including the preparation and presentation of tender documentation to the client and other proposals for the future expansion of car parking operations.
* Provision of advice and support to managers and staff on all car parking operational matters.
* Directing operations to ensure that all planned targets are met within agreed budgets and time frames.
* Manage the handling of all customer service inquires, complaints, incident reports and claims in an efficient and timely manner.
* In conjunction with Sales and Marketing Manager and the Country Manager analyse car park performance in terms of revenue and usage and:
Implement, monitor and report on promotional campaigns developed
Implement and monitor pricing strategies that increase yield and revenue
Identify and monitor any trends
* In conjunction with Country Manager and the Car Park managers:
Review and revise company-wide standard operating procedures (SOPs) to ensure they remain relevant
Develop, review and revise local operating procedures (LOPs) for all new and

* Demonstrate leadership in Staff Management and Development by:
* Implementing and monitoring Company Human Resources policies and procedures
* Promoting close working relationships within the organization (both at a State and companywide level),
* Mentoring, supervising and evaluating staff, including recruitment, performance management, staff appraisals and issues resolution
* Planning and implementing staff development initiatives including induction and on and off the job training
* Driving the effective and efficient implementation, operation and maintenance of car parking equipment, through close liaison with the company's Tech division.
Other Duties
* Establish and maintain effective and harmonious work relationships with colleagues and managers.

* Participation in programs to achieve car park financial and operational objectives as assessed by the relevant CAM.
